Beartooth Capital invests in run-down ranch properties, rehabilitating the land and restoring the buildings. With the Summit Springs Ranch, they restored over two miles of a trout-bearing stream running through the property, then protected the enhanced habitat with a conservation easement covering 1,950 acres of adjacent land, about half the ranch area.

Beartooth worked with New West Land Company, founded by architect Clark Stevens. New West Land Company has pioneered the concept of “conservation development”, helping large land owners come up with economically viable yet ecologically sustainable development plans. The idea is to place development in appropriate locations while preserving and enhancing the natural values of the land.

Stevens also designed a square-log fishing cabin for the Summit Springs Ranch. The Little Lost Cabin, named for the Idaho valley location of the ranch, was built on steel I-beams so it can be moved fairly easily but for now it sits overlooking the creek. Log cabins often have smallish windows but Stevens included large windows to frame wide views of the meandering creek and the Sawtooth Mountains. The cabin has a roughly 600 ft2 (55.7 m2) main floor which includes an open bedroom area at one end. In addition there is a loft of about 90 ft2 (8.4 m2). A large porch provides the perfect place to unwind after a hard day of fishing.
