If 18 x 32 is a good estimate, you end up with a footprint of 576 ft2. Two floors make it about 1152 ft2 of living space. Not really a small house in my opinion.
This sounds great for me. Single mom with a teenage boy. I wouldn’t mind a little “extra” room for the two of us. This economical build would also work better on my budget. All the cute little in’s and out’s of other floor plans actually added to the cost of some small (Tiny) houses.
